The cash you need on closing day.

The down payment is the number everyone plans for. Closing costs come on top, and they swing with the state. See both, line by line.

17 states are priced line by line; elsewhere it’s 3% of the price, labelled as an estimate.

Cash to close

Cash to close is the down payment plus closing costs. Closing costs fall in four groups: the lender’s origination charges; settlement and title; third-party services such as the appraisal and inspection, with insurance and tax escrows; and taxes and government fees, which is where the states differ most.

In 17 states the estimate is built line by line from each state’s transfer and mortgage taxes, recording fees and title pricing, with a low, typical and high figure for every fee that varies. Elsewhere it’s one labelled estimate, 3% of the price.

Three lines to know

  • 3% down is where conventional programs start.
  • 20% down skips PMI.
  • The conforming limit, $832,750 for one home in most of the US in 2026: a bigger loan is a jumbo loan, with its own rules.

An estimate to plan with, not a Loan Estimate, a pre-approval or advice. Lenders, counties and insurers set the real figures; check them before you act.
